Before anything else
Every listing page I build carries a disclosure box. It would be strange to leave one off the page that’s asking for your business, so here it is.
The System
This runs on every home I represent, whether it’s a starter house in Antelope or a development parcel in Sacramento County. There is no basic tier.
A hired photographer, HDR interiors, and exterior drone work. Not phone snapshots taken during the walkthrough. You can judge the quality yourself on the listing pages further down this page.
A full walkthrough video, shot and edited, with me on camera walking a buyer through the home the way I’d walk them through it in person. Published to YouTube and cut down for social.
A dollhouse-view 3D scan buyers can walk at 11pm from another state. It filters out the tire-kickers and brings the serious ones to the door already sold on the layout.
Vertical video for Instagram, TikTok, and Facebook — produced in English and in Punjabi. Bilingual content reaches buyers who scroll past the average listing post entirely.
Every listing gets a funded Meta campaign with real creative and a click-to-message path, not just an organic post that dies in an hour. Housing ads run under Meta’s fair-housing ad rules.
Designed flyers, printed and mailed into the surrounding neighborhood, plus copies at every showing. Neighbors are still one of the best sources of buyers — they refer the people they want living next door.
Your home gets its own page on this site, with the full gallery, the 3D tour, and a disclosure section — not just a slot in a portal that surrounds your listing with ads for other homes.

An organic post reaches whoever happens to be scrolling that minute. A funded campaign keeps running in front of people actively looking in your area for as long as the listing is live, with a click-to-message button so a buyer reaches me in one tap instead of hunting for a phone number.
I do. Ad spend comes out of my side before your home sells and is never billed back to you. Housing ads run under Meta’s special ad category rules, which restrict how housing can be targeted — that’s the law working correctly, and I build campaigns inside it.

Neighbors are underrated buyers’ agents. They have friends and family who’ve mentioned wanting into the neighborhood, and a piece of mail on the counter starts that conversation in a way an Instagram post never will.

The Money Part

The photography, video, 3D tour, ad spend, and printing are funded by me before your home ever sells. Typically $2,000–$3,000 per listing. You are not invoiced for it and you do not reimburse it if the home doesn’t sell.
Fully negotiable, as it always has been, and set in writing before we list. What you choose to offer a buyer’s agent is a separate decision that’s also yours to make. I’ll walk you through both and what each one does to your net.
